Polished concrete is the slab itself, ground through progressively finer diamonds, densified, and polished to the sheen you want. Nothing to peel, nothing to recoat.

That is the biggest practical difference from every other page on this site: a coating is a material applied over the slab, and polished concrete is the slab, refined in place. There is no topcoat to eventually wear through.

It still starts the same way as every job on the commercial side: a walkthrough for the square footage, the current floor, and the hours we can have it, before anything gets specced.

Grinding, densifying, and polishing are three separate steps in that order, not one pass with one machine.

A written bid spells out which of the three steps your specific slab needs and how far the polish goes, so there is no guessing once the crew shows up.

The sheen is a grinding and polishing choice, not a coating choice, which is part of why the upkeep stays low. Progressively finer diamond pads bring the slab from a flat grind up to whichever sheen you land on.

Polished concrete can be dyed, left natural, or finished with a guard coat for stain resistance, depending on what the space needs.

A natural finish keeps the slab's own color and variation, dye gives it a uniform tone, and a guard coat is worth adding anywhere spills are a daily risk, like a kitchen or a shop bay.

The open, polished and sealed floor already on the site shows the natural route: mottled tan and grey, no dye, just the concrete brought up to a sheen.

Warehouses, retail, offices, and event spaces are the most common polished concrete jobs, anywhere upkeep matters more than color.

A warehouse floor takes the biggest gain, since forklift traffic wears through a coating far faster than it wears down ground concrete. Retail and office floors pick it for the shine with the lowest maintenance routine. Breweries and event spaces like the same durability without needing a color coat over it.

It also fits well in any space that runs long hours with little downtime to spare, since there is no topcoat that eventually needs a recoat to keep the floor looking finished.

Coat a floor when you need a sealed, easy-to-clean surface in a color: shops, kitchens, showrooms. Polish it when the slab is sound and you want the lowest upkeep floor for a warehouse, retail space, or office. Both start with the same diamond grind.
