Epoxy vs polyaspartic garage floors in Houston

Epoxy and polyaspartic are not two competing garage floor coatings, they are two layers of the same system. Epoxy is the pigmented base coat that carries the color, the flake, or the metallic pattern. Polyaspartic is the clear topcoat that seals it, and it is the one that has to survive Houston humidity, August sun, and a hot tire rolling straight off the street.

The short answer

On a Somar floor you get both, not one or the other. The epoxy base carries the finish you picked: flake, solid color, or metallic. The polyaspartic topcoat locks it in, UV-stable and hot-tire resistant, and it is what stands between the floor and Houston conditions.

That is different from how the question usually gets asked online, as if epoxy and polyaspartic were two separate products competing for the same job. On this site they are not competitors, they are stacked: one under the other, doing two different jobs.

Once you see it as two layers instead of two rival products, most of the confusion around this question clears up. The real questions become what each layer is doing and whether it is doing it well, not which one to pick.

Why Houston humidity matters here

Concrete slabs in this part of Texas sit over ground that holds moisture most of the year. A base coat that does not tolerate that moisture can trap it under the finish and cause problems long after the floor looks done. Moisture-tolerant primers under the epoxy base coat are the standard on every job here, not an upgrade.

This is one of the reasons a coating system built for a drier climate does not automatically translate to Houston. The base layer has to handle moisture working up from underneath at the same time the topcoat handles everything coming down from above.

It is also part of why the same finish can behave differently in two different cities. A system that has never been tested against year-round humidity is being asked to do something it was not built for.

Why the topcoat has to be UV-stable

A Houston garage door sits open for hours in direct August sun more often than most homeowners realize. A topcoat that is not UV-stable will chalk or yellow within a summer or two. Polyaspartic holds its color and its gloss through that kind of sun exposure, which is part of why it is the topcoat on every floor we seal.

A chalky, yellowed topcoat is not just a color problem. It usually means the surface has started breaking down, which is the first step toward it wearing through faster than it should.

A garage that faces west or gets afternoon sun through the door most of the year is exactly the situation this matters most for. The topcoat spends more hours under direct UV than almost anything else on the property.

Hot tires and the pickup problem

Hot-tire pickup is a sign of two things: a slab that was acid-etched or left sealed instead of ground open, or a topcoat that was not built for tire heat. Diamond grinding gives the epoxy base something to bond to, and the polyaspartic topcoat is made for the heat a tire carries in off a Houston street in July.

The two causes usually show up together. A slab that was never opened up gives the base coat a weak bond, and a topcoat that cannot handle tire heat makes that weak bond fail faster once a hot tire sits on it.

Cure speed matters on a two-day schedule

Polyaspartic topcoats cure fast enough that a floor takes foot traffic the next morning, which matters on a job that has to be done in two days, the schedule for most two-car garages. A hot tire on a topcoat that has not fully hardened can still leave a mark, so cars get a couple of extra days even after the floor is walkable.

A slower-curing topcoat would either push the job past the weekend or force people to stay off a floor that is not fully done for a lot longer than a couple of days. The cure speed is part of why the two-day schedule works at all.
