Polyaspartic floor coatings for Houston garages

Polyaspartic is the clear, UV-stable topcoat that goes over the base coat and flake or pigment on every floor we install. It cures fast, resists hot tires, and it is the layer that has to survive Houston sun and humidity, not a stand-alone floor by itself.

What polyaspartic actually is

Polyaspartic is the clear topcoat that goes over the base coat and flake or pigment on every floor we install. It is UV-stable and hot-tire resistant, the pairing a garage floor actually needs in Houston: sun through the open door and hot rubber rolling across it.

It is also the layer that cures fast, which is why a floor can take foot traffic the next morning instead of sitting untouched for a week.

None of that shows on day one. A brand new polyaspartic topcoat and a brand new plain epoxy topcoat can look almost identical straight out of the box. The difference is what each one is still doing after a full Houston summer.

Where it sits in the four-step system

Every floor goes down in the same order no matter what finish you pick. Polyaspartic is the last step, not a stand-alone floor.

The prep before it matters just as much as the topcoat itself. A coating is only as good as the concrete under it, so nothing gets sealed until the grind and the repairs are done.

Skip ahead to the seal without the grind and the repair, and the same clear topcoat is sitting on a slab it never actually bonded to. The topcoat is not the part that fails first in that case, the bond underneath it is.

  • Grind: diamond-grind the slab to clean, open concrete
  • Repair: cracks, pits, and spalls filled and ground flush
  • Coat: a pigmented base coat, then flake, solid color, or metallic
  • Seal: a clear polyaspartic topcoat locks it in

Why it holds up in Houston

August sun through an open garage door will chalk and yellow a topcoat that is not built for UV. Polyaspartic is UV-stable, so the floor keeps its color and its gloss instead of fading to a chalky haze after a summer or two.

It is also what stands between the coating and hot-tire pickup: a floor that was ground right and sealed with a topcoat made for tire heat does not lift the way a coating over sealed concrete can.

Moisture-tolerant primers under the base coat are the other half of the pairing, because humidity working up through a Houston slab is a year-round condition, not a rainy-season problem.

Polyaspartic vs epoxy, plainly

Epoxy and polyaspartic are not competing products on our floors, they are two layers of the same system: an epoxy base coat carries the color or the flake, and the polyaspartic topcoat seals and protects it. Ask on the quote and we will tell you exactly what goes down on your slab.

We have not published cure-hour numbers or brand names for either layer on this site. Call or text if you want that level of detail before you book.

The short version: if a page or a competitor's site is asking you to pick epoxy or polyaspartic, that is not the choice you are actually making on a Somar floor. You are picking a finish, and both layers come with it.

Fast cure, real patience

Polyaspartic topcoats cure fast enough that foot traffic is fine the next morning and bikes or boxes are fine after a day. Cars still get a couple of extra days before they roll onto it, because a hot tire on a topcoat that has not fully hardened can leave a mark even on a fast-curing coating.

That schedule is also what makes a two-day garage job possible in the first place. A slower-curing topcoat would push the whole job past a weekend.

The same system on every finish

Flake, solid color, and metallic all get sealed under the same polyaspartic topcoat. The layer underneath changes with the finish you pick, but the seal on top does not, which keeps the whole floor UV-stable and hot-tire resistant no matter which look you chose.

That is also true on the commercial side, where a chemical-resistant polyaspartic topcoat is what takes hot water, oil, and cleaners on a shop or kitchen floor. Same idea, specced for heavier traffic.

The garage floors shown on this page carry that same clear topcoat: one under a wet gloss hex-lit finish, one in blue flake, one in charcoal. None of them are renders, and none of them are stock photos.

Questions about this floor

Foot traffic the next morning, bikes and boxes after a day, cars after a couple of days. Polyaspartic topcoats cure fast, but a hot tire on a floor that is not fully hardened can leave a mark, so we give the car a little extra time.

Not on a floor that was ground and primed right. Hot-tire pickup happens when a coating sits on top of sealed or dirty concrete instead of gripping into it. Diamond grinding opens the slab so the coating bonds to it, and the polyaspartic topcoat is made for tire heat.

Grind, every time. Acid etching is faster and cheaper, and it is the reason a lot of garage floors fail in year two. Grinding takes off the top layer of concrete and gives the coating something to bite.
